RENOVATION PLANNING · PLANNING GUIDE

What order should renovation work happen in?

A homeowner’s sequence for agreeing the work, checking deliveries, coordinating concealed services and reviewing the completed room.

Before strip-out: settle the decisions that block other work

Confirm the layout, product specifications and who supplies each item. Check stock and delivery dates before booking the work that depends on them: a missing shower tray or cabinet can hold up several trades.

Ask who checks approval requirements. Building regulations approval and planning permission are separate; the route depends on the proposed work. Do not treat a general room-refit schedule as confirmation that no approval is needed.

After strip-out: inspect what was concealed

Once old fittings are removed, review the condition of walls, floors and accessible service routes before the next stage. Ask for photographs of defects and a written description of any additional repair.

Approve the cost and timing of a change before it proceeds. Keep the revision with the original quotation so a replacement layout or product choice does not leave different trades working from different instructions.

Before finishing: check the work that will be covered

Plumbing and electrical routes usually need to be coordinated before final cabinets, tiles or decoration conceal them. Ask the relevant installer to complete the required checks before surfaces are closed.

The order of flooring, cabinets, worktops and tiling depends on the chosen products and their installation requirements. Ask for these dependencies to be named in the programme, including surface preparation, drying and worktop measurement.

  • Service positions match the latest layout
  • Concealed work checked by the relevant trade
  • Surfaces prepared for the selected materials
  • Products on site and checked for damage
  • Remaining connections, finishing and testing scheduled

At handover: record unfinished items

Walk through the quotation and list any incomplete or disputed items with photographs. For each item, agree the action, responsible person and expected date.

Collect operating instructions, care information and required installation records. Check how to contact the contractor after handover and who handles product warranty questions.
